Energy efficiency appealing to tenants
Properties which are energy efficient are more likely to attract tenants than other homes, it has been suggested.

Landlords should be aware of the importance of green measures within a rental property and act accordingly, the Energy Savings Trust advises.

It says that with utility bills on the rise, prospective tenants are much more likely to rent a home where they can expect their gas and electricity bills to be lower.

Nancy Baynes, spokeswoman for the group, said: "Private housing tenants could save up to £700 a year on energy bills if their landlords installed straightforward energy saving measures."

"An energy-efficient home with lower running-costs will be much more appealing to prospective tenants."

This month, new rules were put into place in England and Wales which state that an Energy Performance Certificate must be shown by landlords when they rent a property.

It will outline how much a home will cost to heat and its relative impact on the environment. ADNFCR-1235-ID-18820367-ADNFCR

Dear all,


We at Tadpole Energy Ltd are about to test a new system deaerator based on an old 80's trechnology that has the ability to reduce dissolved air from a primaty system down to 1:2.500,000.


When this has been achieved, there are a couple of important properies that come into play. bnecasue the primary system is devoid of oxygen, it cannot corrode the systemm therefore regular mainteneance costs and breakdowns are dramatically reduced.


The other property is a definate reduction in energy consumption. WE have results of informal testing with a boiler manufacturer with a non condensing combi, that produce a reduction in gas consumption of around 27% last November, in a building with very little insulation.


 


The unit is now in the hands of BSRIA, at Bracknell and formal testing will start on Tuesday, with the first results coming through by the end of the week.


The system works even more dramatically with oil boilers, where we have been given information by actual cusomers that they have recorded a drop in oil consumption over the last winter perieod of a third of a tank. we installed one recently in a 6 bed detached with a 25 year old oil boiler. the immediate result was a reduction in the recovery of their hot water tank from 30 minutes to 10 minutes. this is in line with other customer experiences.


the unit is simplicity itself and requires no power input, but uses the pumps own phenomena.


 


if someone is serious about energy reduction of around 25%, which is a drop in CO2 of 1 tonne per year, please reply to this email.
